With a population of around 90,000, it is a mid-sized city with a downtown anchored by civic institutions and historic commercial buildings, surrounded by neighborhoods that range from early-twentieth-century worker cottages near the railroad to postwar ranch homes built across the 1950s through 1980s. The city is often called the Gateway to Yosemite - Highway 140 runs from here straight to the park - though Merced itself sits at just over 160 feet in the flat San Joaquin Valley, far from mountain conditions.
The northeast side of Merced looks and feels different from the older neighborhoods closer to downtown. UC Merced, which opened in 2005 near Lake Yosemite Regional Park, brought new housing development to that part of the city - newer subdivisions with larger lots, two-car garages, and homes built in the 2000s and 2010s. Those newer properties are often getting their first fence installation, while the older neighborhoods near downtown are on their second or third fence replacement cycle.
